Inventory is still tight across much of the Primary market

By Steph Baker
Real estate, Primary market

Here is the one fact that matters most right now. The Real Estate Data Aggregator counted 778 homes for sale across the Primary market in the three months ending August 31, 2026. That is down 4.9% from the same months a year before. Fewer choices for buyers means sellers still have some support.

Nationally, the picture looks different. Realtor.com reported that active U.S. inventory was up 8.0% year over year. Our market moved the other way. That gap matters if you own a home here.

New listings came in, but inventory still shrank

The Real Estate Data Aggregator counted 1,134 new listings across the Primary market in the three months ending August 31, 2026. That is up 2.4% from a year before. More sellers listed. But total inventory still fell. Homes are being absorbed quickly.

Sales jumped 16.4% and pending sales rose 8.6%, both per the Real Estate Data Aggregator. More buyers closed deals. That is why inventory shrank even as new listings ticked up.

Not every ZIP code reads the same

Some ZIP codes are tighter than others. The Real Estate Data Aggregator shows 95831 at just 1.3 months of supply. ZIP 95822 sits at 1.5 months. ZIP 95811 is the loosest at 6.8 months. Those are very different conditions on the ground.

Speed tells the story too

In 95831, the Real Estate Data Aggregator found a median of just 12 days on market. In 95816, it was 18 days. In 95817, 17 days. Those homes moved fast. Not every ZIP was quick, though. ZIP 95814 came in at 88 days, 46 days longer than a year before.

Rates are adding pressure for buyers

Freddie Mac put the average 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year averaged 6.60%. Realtor.com noted rates climbed back above 7% for the first time since January 2025. That raises the cost of every purchase.

The National Association of Realtors counted 3.99 million existing-home sales in September 2026 across the country. National inventory reached 1.60 million homes. Prices were up 1.3% nationally. Our Primary market is moving faster than those national numbers suggest.

What sellers are getting

In most ZIP codes, sellers are getting close to their asking price. The Real Estate Data Aggregator shows 95831 averaging 101.8% of list price. ZIP 95816 came in at 100.9%. Even the tighter ZIP codes mostly landed above 97%. Pricing well still matters, but sellers are not giving much away.

In short
  1. The three months ending August 31, 2026 showed a Primary market where inventory fell 4.9% even as new listings rose 2.4%, per the Real Estate Data Aggregator.
  2. Sales jumped 16.4%.
  3. Most homes sold close to or above list price.
  4. Some ZIP codes moved in days.
  5. Others took much longer.
  6. One street can read very differently from the whole ZIP code.
