Sales rose in Primary market even as new listings slipped

Real estate, Primary market

Here is the one fact that changes what a homeowner should do right now. Demand kept moving in Primary market even with borrowing costs near their highest point in years. Pricing and timing still need a street-level read, not just a ZIP code average.

The Real Estate Data Aggregator counted 972 homes sold across Primary market in the three months ending July 31, 2026. That is up 15.3% from the same months of 2025. So what: buyers are still closing deals, not sitting on the sidelines.

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. CNBC reported the average contract rate for 30-year conforming loans reached 7.30% as of September 30, 2026. Realtor.com noted rates crossed 7% in late September for the first time since January 2025. So what: borrowing costs are real, and they matter when you price.

The Real Estate Data Aggregator shows homes for sale across Primary market fell 9.1% year over year to 773. New listings slipped 3% to 1,208. So what: fewer fresh listings mean less competition for sellers who price well.

Nationally, the National Association of Realtors reported existing-home sales fell 2.0% in August 2026. Yet year-to-date through the first eight months of 2026, the National Association of Realtors counted existing sales up 1.6%. So what: Primary market's 15.3% sales gain ran well ahead of the national trend.

What the rate picture means here

Freddie Mac put the 15-year fixed rate at 6.60% as of October 1, 2026. The 30-year sat at 7.28%. Realtor.com reported active listings nationally were up 6.3% from a year ago. In Primary market, the Real Estate Data Aggregator shows listings were down 9.1%. Tighter local supply with rising national supply is a real difference.

Realtor.com also reported price cuts hit their highest September readings since 2018 nationally. Not every ZIP in Primary market followed that. ZIP 95816 saw its median rise 10.6% and ZIP 95817 rose 11.7%, per the Real Estate Data Aggregator.

U.S. home prices rose 3.7% year over year in August, the fastest annual growth rate in a year, according to Redfin. Month over month, Redfin reported a 0.25% gain on a seasonally adjusted basis. Local ZIPs like 95864 and 95811 saw prices dip, so the national figure does not tell your street's story.
