Some parts of the Primary market are moving fast, others are taking much longer
One number tells the whole story: 88 days. That is how long the median home sat on the market in ZIP 95814, according to the Real Estate Data Aggregator. Meanwhile, ZIP 95831 moved in 12 days. That 76-day gap is not a small difference. It means sellers and buyers in different parts of this market are playing by very different rules.
For context, Realtor.com reported that U.S. homes took 61 days to sell in the week ending October 10, 2026. Several ZIP codes here beat that number by a wide margin. One fell well behind it.
How fast did each ZIP code sell?
ZIP 95831 was the fastest. The Real Estate Data Aggregator counted 98 homes sold there in the three months ending August 31, 2026. That is up 34.2% from the same months of 2025. Homes sold in a median 12 days, 6 days shorter than a year before. Nearly half, 46.9%, sold above list price.
ZIP 95816 and ZIP 95817 were close behind. In 95816, the Real Estate Data Aggregator recorded a median 18 days on market, 11 days shorter than a year ago. More than half of homes there, 51.1%, went under contract within two weeks of listing. In 95817, the median was 17 days, and 51.1% also went under contract within two weeks.
The slow end: ZIP 95814
ZIP 95814 is a different picture. The Real Estate Data Aggregator shows a median of 88 days on market there. That is 46 days longer than the same period in 2025. No homes sold above list price, down 10 points from a year before. Sellers took 96.7% of their asking price on average.
That said, pending sales in 95814 jumped 111.1% compared with the same months of 2025, according to the Real Estate Data Aggregator. Buyers are still active. They are just taking more time, which gives them more room to ask questions and negotiate carefully.
What about prices?
ZIP 95811 saw the sharpest price drop. The Real Estate Data Aggregator put the median sale price at $500,000, down 22.5% from the same months of 2025. Inventory there rose 26.1% and months of supply climbed to 6.8 months. More choices for buyers, more pressure on sellers to price carefully.
ZIP 95814 saw the biggest price gain, up 48.9% to $819,000. But remember: only 17 homes sold there, according to the Real Estate Data Aggregator. A small number of sales can move the median a lot. That number alone does not tell the full story.
The wider picture
Across all 13 ZIP codes, the Real Estate Data Aggregator counted 965 homes sold in the three months ending August 31, 2026. That is up 16.4% from the same months of 2025. Pending sales rose 8.6% to 1,014. Buyers are still moving. The market overall is not stuck.
Nationally, the National Association of Realtors reported existing-home sales of 3.99 million units in September 2026. Inventory nationwide reached 1.60 million homes. Prices were up 1.3% nationally. The Primary market's sales growth of 16.4% outpaced that national price trend by a wide margin.
Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 15, 2026. That is a real cost for buyers. It adds pressure to price homes honestly from the start, especially in slower ZIP codes.
- The Primary market is not one market.
- ZIP 95831 sold in 12 days.
- ZIP 95814 took 88. Knowing which ZIP code you are in, and what buyers there are actually doing, changes how you should price and when you should move.
- These numbers cover the three months ending August 31, 2026.
One more thing: these are ZIP code numbers. One street can read very differently from the whole ZIP. A block with more inventory, or a price range with fewer buyers, can sit far outside what the ZIP code average shows. If you want to know what is happening right where you are, ask.
